			<content:encoded><![CDATA[<p><!-- google_ad_section_start --><strong>As our Canadian dollar increases in value</strong> and property values in the United States drop, the excitement of Canadians looking to purchase property in the United States increases.  Canadian buyers know about properties through-out the United States that could be a great investment vehicle suitable for retirement as well as recreation.  The value out there at the moment is tremendous, and we should all take advantage of what we can.  If you realize that you will not be able to lease your new property to local residents to generate an income stream, you will be fine.  The same downward pressure on house prices is having a downward pressure on rent revenue as well.  The only reasons I would recommend buying are for retirement and recreation, and that is it.</p>

<p><strong>By now, I am sure you have heard</strong> about the homes that are available, for example in Houston, Texas, a beautiful six year old bungalow, four bedroom, two bath home sells for $120,000 something comparable here in the GTA would easily be $360,000!  If you are just starting out, and don&#8217;t need such a luxurious home,  the housing market in the United States has made it possible for a young couple to purchase their first home, a beautiful starter home, a three bedroom, two bathroom bungalow with a garage for around $50,000!   I am not talking about a house that you have to throw hundreds of thousands of dollars to repair,  they are almost new, ready for you to move right in.   Search Realestatebook.com to see it yourself.  Pick your city, then your price, and then call me when you see something you want to buy! <img src='http://marcus-assalone.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />   The dramatic price differencial between homes in the GTA and those in the United States are so great that now when young couples meet with me often the options they are weighing are 1. buy a home here in the GTA, or else 2. move to the United States and buy with a much lighter debt-load with the aim being a hopefully better quality of life.</p>
<p><strong>For many couples, it does look appealing</strong>, especially in the southern states which have their warm climate, friendly people, fresh food, as well as a familiar culture to ours.  For Canadians, to get your work permit you need a job offer, but, there is not too much risk involved.  You can send your job applications from Canada, to wherever you want to live.  When you find work, there is not too much bureaucracy to stop Canadian citizens from starting their life in a U.S. neighbourhood.  Out of the people I know, once their employment was confirmed, their visa came shortly thereafter and they were out of the country off to start a new life within a month.</p>
<p><strong>A lot of my friends from school </strong>left for the United States many years ago upon graduation.  It was a great opportunity to earn more money and be able to pay student loans back faster.  Now, another wave of them are leaving, this time the opportunity is in the quality of life and the value you get in return for your money.  However, not all things are the same as they are here. One of the many who were ready to leave Canada in the past year told me that he found a job in an area he and his wife wanted to live.  As soon as he received his job offer,  they started to prepare their things for the big move.  One of the things they did was get a quote on health insurance.  The day they got the quote, they called the agency to see if there had been a mistake, they also called two other agencies down there for similar quotes, just to be sure.  However all the quotes were similar, that one piece of paper ended their dreams of living in the southern states.  Health insurance in the United States is a lot like car insurance here.   You choose your deductible and based on that, you pay a set monthly fee.  In their case, they had a lot of deductible options, (one of the schedules is below) but, a $1,000 deductible would get them a monthly premium payment of $530.00 per month. Apparently that is a good deal.  Suddenly, the quality of life debate became more like a lottery.  It was too much of an expense for them, especially since he would be making slightly less money in U.S. Dollars and his wife&#8217;s employment status would not be certain for a few months.  Now the questions they were considering were : Would they bother to get health insurance? Could they risk not having it? They were not a couple who go to the doctor that much, but they wanted to keep the option open if they felt it necessary.  Another consideration was that they were planning to start their family very soon, medical costs with the expected children would be significant.  So, my friend had the sad duty to call his would-be employer and break the news to them that he wouldn&#8217;t be able to accept the position.</p>

<p> <strong>Maybe its because I am a Realtor</strong>, but I always look at monthly payments and think what kind of mortgage it could get me.  $530/month is kind of like a mortgage of $85,000. If I add that to the price of a nice Texas house, I get $200,000 which starts to sound more like a price one would pay in the outskirts of the GTA.  So, if you are one of these many young couples comparing houses here to those you could buy in the U.S. remember: when you buy a house you are also buying the neighbourhood, and don&#8217;t forget a bit of the nation too.</p>
<p><strong>This is why healthcare is such</strong> an important issue here in Canada.  We are people who decided that health must come before all other considerations.  I have heard it through-out my life so many times, that <em>&#8216;without your health, you have nothing&#8217;</em> .  Amenities make a neighbourhood a great place to live, and infrastructure makes a nation better.  People can live without some amenities, and so prefer one neighbourhood over another.  Can you live without some government programmes?  This is an important question you must ask before you move to another country.  Whether its roads, healthcare, ambulance, fire fighters or one of the many resources we enjoy maybe without noticing, they all contribute to a community. So, if you see a nurse please thank them for the work they do.  That includes their work at keeping the value of our real estate elevated.</p>

<p><strong>In the media</strong> there are steady reports of Canadian real estate being in a bubble. These reports usually compare the increase of sale prices to the increase of incomes or potential mortgage payments to rental payments. If these reports make you think about the value of real estate and how real estate is valued and can be devalued, that’s great.  That is about all they are good for.  In my opinion, you can lump these articles together with those emails you get from unknown sources promoting the purchase or sale of various stocks. </p>

<p><strong>The truth is,</strong> in real estate the market is fragmented into small pockets, called neighbourhoods.  The success of your investment is tied directly to 1. The desirability of that neighbourhood; that is the amenities and security it offers its residents. 2. How well you have taken care of your property.  These two elements will go up and go down, but the combination of these two factors will determine the value of your real estate investment.  All neighbourhoods are different and respond differently to economic events. These articles lump entire nations, or provinces or cities together in one group. The usefulness of this generality is zero.  If you read an article that says house prices in your specific neighbourhood are falling due to the garbage incinerator that is being built next door, that obviously is a different story, you may want to pay attention to that one.  When they make general statements or talk about the average house, do your own investigations before you start panicking.</p>
<p><strong>Last month</strong> the Canadian Centre for Policy Alternatives put out an article called Canada’s Housing Bubble.  I have to admit, it’s the best article I have seen on the subject, the research is well done. Even they must admit that there is no way to tell if a bubble is approaching, so the article concentrates on historical bubbles in Canada, what they looked like and their effect on the market.  The article is attached to this one if you have time to read it; it’s the only ‘Doomsday’ article you should bother with.</p>
<p><strong>There is no doubt</strong> that demand in Toronto is slowing; young people are buying smaller homes that they would not even have considered 2-5 years ago.  These are good things as long as you are aware of them.  Ask your realtor about the trends that are happening in the marketplace, and all the options available to you.  What I have been seeing is the market is starting to polarize.  There are homes with highend finishes, without any flaws, that are selling well and then there are the houses that when you leave you can&#8217;t help wondering why the owner doesnt just knock the house down, these are not selling well, or for considerably less money.  Remember when you see average sale prices, it lumps these two houses together.</p>
<p><strong>When buying real estate</strong>, you need to be careful; there is no doubt about that.  You need a realtor to check that previous sales are in line with what you will pay.  Buying right is the secret to sleeping well at night. Its so easy to buy, all you have to do is sign over the money.  Selling is another question.  If you want to bubble-proof your investment all you have to do is buy at a reasonable price in a good area.  Don’t get swept up in the emotions and the hype.  You want a realtor who will keep you grounded, if you are looking for one like that, I am here for you, contact me any time.<!-- google_ad_section_end --></p>

(Sept. 22, 2010)</strong> – Coldwell Banker Real Estate LLC today released its Home Listing Report, a snapshot survey of U.S. four-bedroom, two-bathroom home listings, which found a $1.7 million difference between America’s most expensive and most affordable housing markets. Newport Beach, Calif., led the list of most expensive real estate markets in America, with an average home listing price of approximately $1.83 million for property listings meeting the subject home criteria. By contrast, America’s most affordable housing market was Detroit, Mich., with an average home listing price of approximately $68,000.</p>
<p>The Coldwell Banker Home Listing Report (HLR) is the brand’s latest development designed to provide comprehensive information on real estate data from around the country for homebuyers and sellers. The HLR provides the average home listing price of more than 18,000 four-bedroom, two-bathroom properties on <a style="color: #4f719f;" href="http://coldwellbanker.com">coldwellbanker.com</a> that were listed between February and August 2010 from nearly 300 select U.S. markets where Coldwell Banker Real Estate has a presence. The U.S. average for the surveyed listings was approximately $353,000. Markets included in this report were required to have at least six properties fitting the above criteria within the relevant timeframe.<sup><span style="font-size: x-small;">1</span></sup></p>

Residents of the Motor City take great pride in Red Wings hockey and appreciate the city&#8217;s hard-working industrial and automotive history.</p>
<p>&#8220;Coldwell Banker Real Estate has released national real estate market reports annually for many years to provide consumers with insight into local market conditions,&#8221; said Jim Gillespie, chief executive officer, Coldwell Banker Real Estate LLC. &#8220;Our study shows that homeownership in the United States is generally affordable, with nearly 30 percent of the studied markets averaging $200,000 or less for a four-bedroom, two-bathroom home – a size many buyers aspire to own. <p><strong>2010 Coldwell Banker U.S. Home Listing Report – Highlights</strong></p>

<li><strong>America&#8217;s Most Affordable Markets:</strong> In addition to Detroit, America&#8217;s most affordable real estate markets are as varied in culture and trivia as they are in listing price ranges:
<ul>
<li>Grayling, Mich., is home to many top cross-country skiing destinations.</li>
<li>Sioux City, Iowa, has been recognized as a top U.S. economic community for areas between 50,000 and 200,000 people.</li>
<li>Cleveland, Ohio, is home to the Rock and Roll Hall of Fame.</li>
<li>Muncie, Ind., has gained notoriety for its successful prep sports programs.</li>
<li>Norfolk, Neb., is home to many healthcare and manufacturing companies.</li>
<li>Kansas City, Mo., is just behind Rome, Italy, for the largest number of fountains in a city (more than 200).</li>
<li>Canton, Ohio, is home to the Professional Football Hall of Fame.</li>
<li>Port Huron, Mich., features the School of Strings, which presents over 50 concerts a year with its Fiddle Club, Faculty and Student Ensembles.</li>
<li>Topeka, Kan., was once temporarily renamed &#8220;Topikachu,&#8221; in honor of the Pokémon franchise.</li>

<li><strong>Homeownership Affordability:</strong> In total, there are 85 U.S. markets in the HLR with average reported listing prices less than $200,000. There are 183 markets (out of a total of 296 surveyed) that are less than $300,000.</li>
<li><strong>Great Midwest:</strong> Michigan has three markets on the most affordable housing list (Detroit, Grayling and Port Huron), and all 10 of the most affordable markets are in the Midwest.</li>
<li><strong>Low Monthly Payments:</strong> Put in perspective, a $200,000 30-year-fixed mortgage at a 4.5% rate could cost a buyer a relatively low monthly mortgage payment of just above $1,000. The average $68,000 four-bedroom, two-bathroom home in Detroit could average less than $350 a month.</li>
<li><strong>Pacific Paradise:</strong> Out of the 10 most expensive real estate markets, six are from California: Newport Beach, Palo Alto, San Francisco, La Jolla, Pasadena and Santa Barbara.</li>
<li><strong>Above $750,000:</strong> The survey included 25 housing markets where the average listing price for the subject home was more than $750,000, including 10 markets whose average listing price exceeded $1 million.</li>
